Land Redevelopment

Before planning permission can be granted for a development the Local Planning Authority will require a land contamination assessment for the site. The “land contamination assessment” will demonstrate whether the site is safe and appropriate for the use that is proposed, or that any unacceptable risks can and will be made acceptable by remediation.

TT Environmental Ltd are experienced in the assessment of sites for planning purposes using the “suitable for use” approach. The assessment is generally consistent with the approach of a Part 2A Site Assessment to determine if a site is likely to meet the definition of “Contaminated Land” and / or “Special Site”, with the significant difference being assessment of both current and proposed future use. A Conceptual Model is developed for the site identifying the Pollutant Linkages: Contaminant Source š Pathway to š Receptor for both current and future use to aid interpretation and any actions required.
